Seattle infill

Better-built homes in neighborhoods you love.

We develop, build, and own homes that strengthen neighborhoods. One team, from the first site walk to the day you get the keys.

Building now

Four to twenty-five homes at a time, on ordinary blocks, close to the things people already walk to.

Why we started

One team, land to keys

We started in 2016 because of a gap we kept running into. On infill sites, the developer, the builder, and the owner are usually three different companies.

Drawings get handed down a chain, problems get handed back up, and the person who eventually lives there inherits whatever fell through the middle.

We do all three ourselves. One team carries the home from the first site walk to the day you get the keys, so there is nobody to hand a problem to. If something is wrong, it is already ours.

Developing, building, and owning in Seattle since 2016.

How we work

The Olsen Anderson Way

Every project runs the same five steps.

01

Find the block

We build where people already want to live, in neighborhoods worth staying in.

02

Design for the life

We start with the person who’ll live here: how they actually spend a day, what they’ll wish they had in year five.

03

Build to the standard

One team, land to keys, held to a written definition of done right.

04

Hand over the keys

Orientation, final punch, delivered complete with zero outstanding items.

05

Stand behind it

The warranty year, and then some.

What done right means

The Olsen Anderson Standard

Most builders keep the definition of a good home in their heads, and it drifts from one project to the next. We wrote ours down. Six things hold in every Olsen Anderson home.

01

We stand behind it

An Anniversary Refresh walkthrough, a real person to call, and a warranty that does not end at the closing table.

02

Layouts that work

A flex room, real storage, and bedroom separation. Plans tested against how a week actually goes, not how a tour goes.

03

Outdoor space you’ll use

A private roof deck, yard, or balcony on every home, with sun orientation designed in.

04

Systems that keep up

Air conditioning, fiber, in-home laundry, and EV-ready electrical capacity planned at design rather than retrofitted later.

05

Finishes that last

Engineered oak, quartz, soft-close cabinetry, and exteriors built for the weather here.

06

Neighborhood fit

Scale, materials, and massing that read the street. Every project starts with a close read of the block.

Behind those six is the part you never see: the envelope that keeps Seattle rain out, the wall assemblies that keep your neighbors’ evening on their side, the roofs and decks that don’t need redoing in year eight. Most of it you’ll never look at. That’s the point. We’ll show you anyway.

We stand behind it

Every new home settles in its first year

Small things show up. Most builders call that your problem. We come back near your first anniversary, go through the home with you, fix what’s on the list, and refresh the finishes.

And we don’t leave the block. We own and manage homes on the same streets we build on, which means we’re neighbors, not a company that was here for a while.

You build differently when you’re staying.

Builder coverage runs one year on materials and workmanship. Longer coverage passes through from manufacturers. Coverage does not transfer to a resale buyer.

Where we build

Ballard to Capitol Hill, mostly on foot

We look for lots inside neighborhoods that already work, then build four to twenty-five homes at a time. Each site gets designed for the block it sits on.

We develop, build, and own

Sometimes it’s our land and our capital. Sometimes a landowner brings the dirt and we develop it for them. Sometimes we’re the builder on someone else’s project. Not every home we finish gets sold either; a growing portfolio stays with us and gets managed on the same blocks we build on. The capital changes. The team and the standard don’t.

Own land in a Seattle neighborhood?

If you are sitting on a lot that could hold more homes, we will tell you what it can carry and what it would take. Sell it to us outright, partner on it, or hire us to develop and build it for you.
